A “You Gov” poll suggests that
more than 70% of people want to know about the energy efficiency
of the homes they are buying or renting, and believe it
is a good idea to rate them.

The Government is also talking to mortgage
lenders about the idea of lower-rate mortgages for eco-friendly
properties and promising “average homebuyers” of
lower-rated homes grants of up to £300 to improve
their properties. This in itself would more than cover
the cost of the Energy Performance Certificate. |
Energy costs overall are only
going to go in one direction and that’s up.
So Energy
Performance Certificates are undoubtedly here to stay. |

The Energy
Performance Certificate provides two ratings: |
| The Energy
Efficiency Rating (EER) relates directly to the property’s
running costs and measures the overall efficiency of
a home. The higher the rating, the more energy efficient
the home is and the lower the fuel bills will be. |

On average most property in the UK will be in bands
D-E for both ratings. The Certificate will include
recommendations on ways to improve the properties
energy efficiency enabling you to save money and
help reduce the impact on the environment.
The Energy Assessment carried out on your property
will look at a number of elements that go into defining
the Reduced Data Standard Assessment Procedure (RDSAP)
assessment.
These elements consist of; the age of the property,
foot print of the property, wall construction, roof
construction, windows, heating system ventilation
system, insulation, extensions to the property and
the fuel being used. |
